How we do it
What each tool can see
Not opinion — measurement.
Sees temperature differences
Damp cools as it evaporates, so it shows as a cold patch on the thermal image even if the wall feels dry.
It also reveals thermal bridges and pipes hidden inside the wall.
Measures moisture inside
Two electrodes measure the % moisture inside the material itself, not just the surface.
Above a certain level, the risk of mould or rot rises sharply.
Confirms it's safe
Checks real earthing, correct polarity, and RCD trip time.
Many older properties are 'rewired' visually but without a functional earth.

Before you decide
Does the report hold weight when negotiating?
Yes. It's a document with photos, measurements and specific findings — an objective argument against a verbal opinion.
Do you also inspect commercial units, offices or hotels?
Yes. We adapt the scope to the type of property — installations, emergency exits and systems specific to commercial or hotel use. Message us with the details for a quote.
How is it different from the bank's valuation?
The valuation calculates value for the mortgage; it doesn't check systems or look for hidden defects. Our inspection reviews the real condition to protect the buyer.
How long does the visit take, and when do I get the report?
The visit takes 1.5 to 2.5 hours depending on size. The report is delivered within 48 hours.
Do you cover all of Spain?
Yes. We're based in the Costa Blanca, and we coordinate visits in any province of Spain.
Can I also request the renovation quote?
Yes, as a separate service. And if you renovate with us afterwards, the cost is deducted from the project.
